The Town of Islip in partnership with Long Island Housing Partnership (LIHP) is pleased to announce the launch of the Plus One Accessory Apartment Program, a new initiative providing substantial grant funding for homeowners to create, construct or improve accessory apartment units located within existing single-family dwellings. Accessory apartments are separate rental units subordinate to a principal owner-occupied single-family residence and are subject to zoning compliance in terms of size, location and appearance, as regulated by the Article XLVII of the Town Zoning Code. Each single-family dwelling is limited to one accessory apartment and cannot be located within a detached structure (i.e. detached garage, cottage, pool house). Applications will open on Friday, December 13, 2024, through LIHP.
This $2 million state-funded program offers eligible Islip homeowners up to $125,000 in grant assistance to eligible applicants to either construct a new accessory apartment or bring an existing one into compliance with local and state codes. The program specifically supports the development of or improvements to accessory apartments that are integrated into the main house structure. Of the maximum allowed grant, $112,500 is specifically allocated for construction costs.
Qualified applicants must be owner-occupants of single-family homes within the Town of Islip and meet specific income requirements. The program is designed to support both low and middle-income households, with income limits ranging from $109,350 for a single-person household to $206,200 for an eight-person household. Applications will be processed on a first-come, first-served basis, with priority points awarded for certain criteria including proximity to public transportation and affordability commitments.
